leasing or buying land in Zanzibar or coast of tanzania

I'm looking into leasing Or buying beachfront land in tanzania or zanzibar, preferably in the north towards Pemba, but open to sugestions. land needed aprox. 1km square to build a lodge.
any sugestion and help would be great
