Moving to Nairbori kenya, I need your help

I'm moving to Nairbori Kenya to start a group home. I need to know approximately how much my start cost up will be.
1. 4000sf-5000sf building with divided rooms, bathrooms and kitchen (I need to be able to divide it into 6 bedrooms) each rooms about 20x20 or 400sf, each room holding 4 twin size beds.

3. How much will a 4000 sq -5000sf rents for in this area?
