Zanzibar is part of Tanzania..A place I looked at for investing..
It is no longer affordable and land is all bought up...
A very tiny piece if available may cost you $150,000 or more..

You are too late for Zanzibar..at least by 15 years(that was when I
first visited)..It now full of Italian Resorts, Serena Hotel, Blue Bay
and Sultans Palace 5 star hotels)

Skip this one too..

Try Madagascar....

I see that someone wants to know about land on the island on
Lake Malawi...
1)Chizimulu Island is not worth anything..there is nothing there..its dry
and not really nice
2) Likoma Island is a nice place ..with a nice resort called Kaya Mawa(maybe tomorrow)
Land is scarce there..I have looked there and came up empty..

Try continuing across the lake to Mozambique ...the Govt of Mozambique is welcoming
investors...the process is simple and easy..You decide what type of business you
will engage in..present it to the govt to get approval and a permit to run it..ITS THAT
SIMPLE!...Not in Malawi!!! they will dig your eyes out before you get anything there
as a Foreigner...

Hie all
Trully there isn't much on the net about Malawi for obvious reasons. We are still developing and the internet is still accessed freely by the lucky few. However this doesn't mean that there are no investment opportunities. There are so many but the problem is capital for most people.
Difficult indeed it is to trust somebody with money as is the case today in this part of the world but its not everybody. I can not cheat you that I have the capital to make a joint venture, but would be happy to work for those who can invest. It is my hope that inreturn somebody would appriciate my efforts. I wont lie to you that I am a dedicated christian to lure you but I still believe that honesty is still the best principle. So let me know what you are thinking then I can advise you if its viable or not.

Let us try it guys and you wont regret .

Dear friend I have the information about Malawi’s agricultural sector recently Cru launches Malawi's
investment venture I think there are more scopes and good returns as well. As for real estate concern I recently read about it that The S&P500 returned an average 0.04% per ..... To invest in Malawi the Government discourages investers
by asking a minimum of $50,000 in a Malawi bank to show
you are a serious invester..

So many places in the world your could use that amount to
do some wonderful things..

My advice to you if you are considering investing in Malawi is:

DON'T DO IT!!...TAKE YOUR MONEY SOMEWHERE ELSE..MALAWI
IS TOO CORRUPT AS IS THE REST OF AFRICA!..

THE COUNTRY IS CALLED THE "WARM HEART OF AFRICA"
IT IS MORE LIKE

"THE CORRUPT JEALOUS HEART"......

There's a new website i know that's launching known as Wawa Malawi. Basically it's designed to fully inform tourists on whatever info they need about Malawi whether moving there, business, visiting etc....i know it launches in July 2010....Also there's sections for real estate covering the entire country.... they currently have a diary leading off to the launch...it @#$%&.wordpress.com. I've read your posts and to some extent agree with your concerns in regards to Malawi. Greed has played it's part. However i also know that the governement at the moment doesn't want to flood the market with just foreign markets. Ofcourse this cause frustration, however, if you were going in with a business proposal that would lead to educating Malwian and encouraging job opportunities, they will let you in. I know you're frustrated and sorry to hear that, but it can be done... Try contacting the Malawi tourism Consortium for advice...

Can either of you elaborate a little on your commenst, pros/cons fro foreigners wishing to purchase a Lakeside property in Malawi presently?

Our purchase would be tourism related, basically to provide accommodation for volunteers, so certainly think it would be considered positive in terms of development in Malawi. However, we certainly don't want our eyes gouged out!

I am wanting to sell two properties in Senga Bay - the first one is two stone chalets on the beach in Leopard Bay (next to Senga Bay) and the other a business centre in Senga Bay that could generate income and be a fundraising venture in itself.

Any enquiries I have had, I've referred to MIPA (Malawi Investment Promotion Agency)...which is in fact the only way I would recommend to anyone considering investing in Malawi.

Hi Bob

To buy property in Malawi you need to invest at least $50,000 to get a business residence permit. It is not too difficult, though, especially if you go through MIPA, the investment agency. And despite other comments, Malawi is a very friendly place to live.

I am selling my small eco-lodge in Malawi and associated development projects. It is a property that would work well with a responsible tourism/ volunteer-based approach (indeed, already does!). If you are interested, have a look at www.ntchisi.com and www.lodgeforsaleinmalawiafrica.com.

The lodge is a profitable business and well renowned in Malawi and internationally, and we have very good relationships with eco-tourism agents who already send us professional volunteers for community projects.

I have property for sale in the city of Mzuzu. Two lovely houses for sale one supervised and built myself. Arabic, gothic style. All hardwood windows and doors, high ceilings with beams, tiled gothic flooring.

Main house - simple style

4 bedroom, (main ensuite) 2 bathrooms (2 baths, 2 showers) , kitchen, dining room, living room and alk in pantry (storeroom).
Verandah in front of the house

Second house on property (one supervised building myself) - Gothic/Arabic style:

2 bedrooms (main ensuite) - have georgian looking doors leading onto verandah off bedrooms
2 bathrooms (shower and bath)
Large sitting room, dining room, kitchen, pantry (store room).
Verandah all the way around the front.
Gerogian type windows.
All windows and doors made from hardwood.
All burglar barred (windows)
High ceilings with fans in bedroom, kitchen and sitting room areas
Dimmable lights in bedrooms and sitting room area
Hand made ceramic (gothic) mustard colour tiling on all flooring
Walk in cupboard next to main bedroom
Outside washing sink (large) with hot water connection outside kitchen door (vegetables etc)
Established beautiful garden with views.

The main house sits on the top of a hill overlooking a pine plantation (on the premises) and view of mountains. The second house is to the left of the main house and faces the same view.

Wild monkeys are at home in the pine tree plantation.
The property is all fenced with two seperate entrances if wished.

It is possible to get an extension for the rest of the hill as their these houses only occupy this hill.

Hi, I have a very big plot situated right in the heart of Mzuzu city (city north of Malawi). A prime spot for constructing a double/triple story shopping plaza with a lodge of about 20-30 rooms on the upper floor. I would like to offer the investor a 50% share for £85,000. The investor will be giving the property to build and whatever is built on the plot will be shared 50-50.

Mzuzu is the fastest growing city in the country and the plot is on the main road at a prime spot.

Hello,

I am interested in developing residential units in the following six countries in Africa:

-Malawi
-Tanzania
-South Africa
-Madagascar
-Angola
-Nigeria

For our preliminary evaluation, we are interested in the following parameters and would really appreciate some input from anyone in this forum

1) Typical carpet to Built up Ratio – For example, the built up area measured by external walls of a structure may be 1000 sq.ft but the actual carpet area in the unit might only be 800 sq.ft thus giving a ratio of 0.8 or 80%.

2) Typical Floor Area / Plot Area Ratio – For example, if the land area is 1000 sqft and the built up area permitted on this land 2000 sqft, that gives a ratio of 2 or 200%.

3) Land cost for an affordable housing scheme targeting the mass population – any indication would be good at this time. We are also running a location strategy side by side and will narrow down to certain micro markets but at the moment if you could provide a sample indication including price and location, that will be very helpful.

4) Infrastructure cost to make it a serviced land – you mentioned that this will typically be 10% of the entire cost of construction.

5) Approvals to convert from agricultural land to residential – You gave me the example of 16490 sq.m of land selling for US$1.3 million which includes 15% allotted for zone conversion. This translates to about US$172,000.

6) Typical construction cost of an affordable housing unit including characteristics of the unit (example: ceramic tiles, stone walls, iron roof, 1 bathroom, etc)

7) Typical selling price of such a unit

8) Typical Rental Value of such a unit
